How long does construction project take?

Typically a showroom design and construction project will take 8 - 12 weeks from the time we begin preliminary design until you move into your new showroom.

What design phase costs are involved?

The design phase of any project is billed at $50 per hour if we complete the entire project(design and construction phase). If construction is completed by others, and we do only the design phase, design time is billed at $75 per hour. Depending on our workload and the size of your project we may be able to do the design phase with no up front costs. Design fees are rolled over into the total cost of your project! We'll quote not-to-exceed fees for your specific project based on its size and complexity and our current schedule.

What is the average investment?

Depending upon the size of your facility, nature of your product and scope of work to be performed, costs can vary greatly. However a good rule of thumb is a minimum investment of $10 per square foot, especially for spaces less that 1,000 square feet. The average apparel showroom over 1,000 sq. ft. costs $20 to $40 per square foot, the average ligting showroom $20 to $40 per square foot. The average gift/decorative accessories/floral showrrom costs $20 to $50 per square foot, depending upon the extent and design of custom millwork, fixtures, lighting, etc. Per square foot costs for showrooms under 1,000 sq ft are proportionally higher than for larger spaces. However these are only estimates, we can work within your budget, whatever it is, and complete your project without cost overruns!

A phone call is all it takes. (214)631-4193 We'll visit your new site, verify dimensions and existing conditions and prepare preliminary plans for your review, all without the need for you to come to Dallas. Through long distance phone calls, faxes, e-mail and overnight express, we've completed whole projects without meeting face-to-face with our clients.

What information do you need from me?

As a result of over twenty two years of experience and having completed over a thousand showroom and retail projects, we know all the questions to ask to get your project started. Our designers will aks questions like "What product(s) will you be showing?", "How many sales persons will use the facility?", "Do you use a receptionist?", "Do you serve food or beverages to your buyers during the show?", "Is your facility used year-round or just during markets?", "Will you have workstations in your space, if so, how many, how are they used, etc?", What is your projected budget for this project?". These are but a brief sampling of ways in which you will educate us about your needs before we begin design work on your project.

What are the qualifications of our ID's?

All of our designers have 4 year degrees in Interior Design or Architecture. Some are ASID certified and we are licensed Interior Designers in the State of Texas by the Texas Board of Architectural Examiners. Our Interior Designers are proficient in CAD (Computer Aided Drafting) and specialize in space planning, lighting, custom millwork, finishes and materials and preparation of construction drawings and documents.

How long does construction phase take?

Depending on the size and complexity of the project, a project can take anywhere from 3 weeks to as long as 12 weeks. The typical project is completed in 4 to 6 weeks.

Do I have to vacate the premises?

It is best if the space is totally vacant during construction. In cases where this is not possible, we take great care to protect product and people during construction. Naturally there are costs associated with these measures.

The term Turn Key means you place responsibility for the entire project from start to finish in our hands! Our Interior Designers, skilled workmen and reliable subcontractors work for you to complete your project on time and within budget! We keep you advised of our progress during construction and work closely with you and your staff to make certain we meet or exceed your expectations!

What is a "Fast Track" project?

Most of our projects are fast track projects, since many are designed and constructed during the short period between markets or shows. Careful planning and day by day scheduling of subcontractors and materials shortens the time of construction, reduces down time and cuts costs!

What are your terms of payment?

We normally require one third payment upon approval, one third halfway through the project and the balance upon completion. Projects running more than six weeks are divided into four equal payments.
